Here’s our regular roundup of homes recently bought and sold nationally to keep you abreast of the reality on the ground in Israel’s housing market. The information in this article was gathered through the Israel Tax Authority’s real estate research database which shows actual prices paid for properties.
To put these prices in context, the average price of an apartment in April in Israel was NIS 1,757,000 ($509,089), according to the Central Bureau of Statistics.
Housing prices have risen by 15.4% over the last year, although new property is attracting a premium and is estimated to be up around 22%.
1. In Jerusalem, on Hess street, an apartment that was just been completed sold in April for NIS 4,310,000 ($1,347,296). The apartment has three rooms covering 82 square meters and is on the third floor of five with an elevator but no reserved parking.
2. On Malchei Yisroel street, in the southern town of Kiryat Gat, a four-room apartment sold in May for NIS 1,050,000 ($304,237). The unit measures 90 square meters and is in a building that dates from 1970. The apartment is on the third of three floors, with 13 other apartments in the building. There is an elevator but no reserved parking.
3. In the northern town of Katzrin, in an area that is close to Inbar street and backs onto a large public park towards the edge of town, a family-sized villa sold in May for NIS 1,650,000 ($478,086). The five-room, single-story house covers 142 square meters. It was built in 2019.
4. In Ashdod, on Avot Yeshurun street, a four-room apartment was sold for NIS 1,560,000 ($464,423) in May. The apartment is on the third of eight floors in a building built in 1990 with 32 units and an elevator. The unit measures 99 square and comes with one reserved parking space.
5. On HaNarkis Street in Rosh Pina, on the edge of town close to the Nimrod Lookout point, a three-room apartment sold in May for NIS 1,300,000 ($376,674). The apartment is in a building that dates from 2013 and is on the ground floor of two. It measures 156 square meters, with a yard measuring a further 178 square meters, and allocated parking.
6. In Kiryat Arba, a five-room apartment sold for NIS 1,347,056 ($409,190) in April. The apartment is in a new building, completed this year, and measures 152 square meters. It is on the first of five floors, with 14 apartments in the building. There is an elevator but no reserved parking.
7. On Savyon street in Harish, in an area that is still being developed, an apartment of 97 square meters was sold in early May for NIS 1,515,983 ($437,765). The apartment has four rooms in a building with 29 other apartments completed in 2021. It is on the sixth floor of 10 with an elevator but no reserved parking.
8. In Nazareth, on Derech Kiryat HaMemshala, in an area of new development in the center of town, a four-room apartment sold in May for NIS 1,750,000 ($524,109). The apartment measures 106 square meters and was completed in 2021. It is on the fourth floor of seven, with 25 other apartments in the building. There is an elevator but no reserved parking.
9. A three-room apartment on Kedushat Tzion Street in Beitar Illit sold in April for NIS 2,405,000 ($723,308). The apartment itself measures 84 square meters and dates from 2004. But it is on the ground floor of a three-story building and comes with a 170-square-meter yard as well as a reserved parking space.
10. On David HaMelech Street in the center of Netanya, close to the city square and central beaches, a five-room apartment in a new building sold for NIS 4,300,000 ($1,268,062) in May. The apartment measures 127 square meters on the 18th floor of a 25-story tower.
